Bob Culley is a Texas licensed mold assessment consultant (MAC#1184), offering limited mold inspections, mold identification services, and mold remediation. Limited Mold Inspections are now $480. Additional charges may apply for locations that are more than 50 miles from DFW airport. Bob Culley will perform visual inspections, take moisture readings, use infrared technology and collect samples for laboratory analysis by a Texas licensed laboratory. A limited mold inspection includes 4 samples (spore trap, tape lift and/or bulk). If our inspection reveals mold amplification, we will assist you in deciding what your options are in order to take care of the situation. Not all mold is toxic, in fact, mold itself is not toxic, but the mold spores produced by the mold may be harmful if ingested in large quantities. Mold spores are so small that they may be absorbed through your skin. We will assist you by recommending the most practical and cost effective mold remediation solutions. Exposing yourself, your family, your employees or your customers is not a good choice. If the mold is not removed as soon as practicable, it will continue to grow and become more of a health threat over time. Once you have it, it is not going away on its own. Mold in inaccessible places like wall cavities will eventually destroy the material it is growing on and possibly cause major damage to the structure.
Additional Samples/Testing $90 each
Bob Culley, as a licensed Mold Assessment Consultant (#1184) can take the following types of samples: - Spore Trap - indoor particulates, specifically mold spores for raw count and extrapolated concentration per cubic meter of air
- Tape Lifts - similar to a fingerprint lift testing for genus and concentration 1X to 4X
- Swabs - testing for genus and concentration 1X to 4X
- Bulk Sampling - Testing for genus and concentration 1X to 4X
Clear, Concise and Professionally Written Reports
Our clients include general contractors, homeowners, hospitals, property management companies, real estate developers, attorneys, realtors, real estate investors, insurance companies, public/private schools and universities. We write reports of all types as you can imagine as the needs are quite different for each type of client we serve. All of our reports include a narrative and pictures. We also provide rapid results for our clients if requested and can provide 24-hour laboratory results, again upon request for an additional fee. Our reports are clear, concise, and as detailed as the situation needs to be.
Remediation Protocols (call for price, usually between $1,500 and $2,500)
A protocol is a document prepared by a licensed mold assessment consultant for a client that specifies the estimated quantities and locations of materials to be remediated and the proposed remediation methods and clearance criteria for each area to be remediated in each type of area for a mold remediation project.
We pride ourselves on producing thorough and professionally written mold remediation protocols that set us apart from other mold assessment and consulting firms. These protocols form the foundation for the mold remediation contractor’s work plan. The work plan written by a licensed mold remediation contractor has to follow the protocol explicitly in order to pass the clearance testing by the mold assessment consultant.
Clearance Testing and Documentation (call for price)
For a remediation project to achieve clearance, a license mold assessment consultant shall conduct a post-remediation assessment using visual, procedural and analytical methods. As a licensed mold assessment consultant it is our responsibility to complete the assessment in a thorough and professional manner. The post-remediation assessment shall include the following:
- the work area is free from visible mold and wood rot, and
- all work has been completed in compliance with the remediation protocol and remediation work plan, and
- the work meets clearance criteria specified in the protocol.
Expert Witness, Court Preparation and Documentation (Daily Rates available)
As a licensed mold assessment consultant, Bob Culley is qualified as an expert witness and able to consult and testify on issues regarding the following:
- microbial damage,
- mildew contamination, and
- sick building syndrome
Further Mr. Culley can provide documentation on issues concerning moisture testing, indoor air quality, and mold remediation work practices.
Continuing Education Classes Starting at $250 for 1/2 day
Bob Culley is certified by the state of Texas to teach continuing education classes for insurance professionals. Since Mr. Culley is certified by the state, his classes qualify for credit hours.
